Foreigners can buy property in Colombia, but the safe way to approach it is with professional help and proper document review.
One of the most important documents is the Certificado de Tradición y Libertad, issued through Colombia’s Superintendencia de Notariado y Registro. It shows legal information about a property, including ownership history and registered limitations or encumbrances. The official certificate is generated using the property’s matrícula inmobiliaria number.
Before buying, discuss these items with a qualified attorney or experienced real estate professional:
Title history
Outstanding liens, mortgages, or claims
Property tax status
HOA/administration fees
Use restrictions
Building permits, if relevant
Source-of-funds documentation
Currency transfer process
Closing costs, notary costs, and registration
Do not rely only on the seller, agent, or listing photos. A beautiful apartment can still have legal, financial, or building issues.
